Steady monthly income
Reliable rent payments from a serious, vetted tenant — without the headaches of finding renters, screening, or chasing late payments.
A second option
A cash sale isn't the right fit for everyone. If you'd like steady monthly income now and a guaranteed buyer waiting in the wings, a lease option may be the smarter path. You stay the owner, we handle the tenant, and the sale price is locked in from day one.
A lease option is two simple agreements rolled into one. First, a standard lease — we rent the property from you each month at an agreed amount. Second, an option to purchase — we have the right (but not the obligation) to buy the home for a price you both agree on today, anytime within a set window (typically 1–5 years).
Until the option is exercised, you remain the legal owner. You collect rent every month, and you know exactly what your home will sell for when the time comes.
How it works
We sit down with you and agree on monthly rent, the future purchase price, and how long the option period lasts.
We take over the property as a qualified tenant. You collect dependable monthly rent — we cover upkeep during the lease.
We pay a non-refundable option fee at signing that secures our right to purchase at the agreed price.
Within the agreed window we close on the sale at the locked-in price. You walk away with the full sale proceeds.
Why it works
Reliable rent payments from a serious, vetted tenant — without the headaches of finding renters, screening, or chasing late payments.
You know exactly what your home will sell for. No worrying about a soft market or last-minute renegotiations.
We treat the home like our own because we plan to own it. Routine maintenance and minor repairs are typically on us.
Useful if you're relocating, settling an estate, or just not ready to sell. The lease period gives you breathing room and a clear exit.
Yes. You remain the legal owner and stay on the deed for the entire lease period. We're your tenant with a contractual right to buy at the agreed price.
The option fee is yours to keep, and you keep the home plus all the rent paid during the lease. You're free to sell, refinance, or enter into a new arrangement.
Terms vary by deal, but typically we cover day-to-day maintenance and minor repairs since we intend to own the home. Major structural items are negotiated up front.
Most lease options run 12 to 60 months. We tailor the length to what makes sense for your situation and goals.
Yes — and we're happy to walk you through the differences. A lease option keeps the title in your name; rent-to-own and seller financing transfer ownership earlier. We'll recommend the structure that fits your goals best.
Tell us a little about your home and we'll walk you through both options — cash sale or lease option — with no pressure and no obligation.
